Properties Screen
Manage all your rental properties and units - Add properties, rent them to tenants, and keep track of everything
The Properties screen is where you manage all your rental properties. You can add new properties, change their details, rent them to tenants, mark them as vacant when tenants move out, and remove properties you no longer own.
There are two types of properties:
- Houses: Single-unit properties like a house or townhouse that you rent to one tenant
- Apartment Buildings: Properties with multiple units (like an apartment building) where each unit can be rented separately
For apartment buildings, you can manage each unit individually - add units, rent them out, and keep track of which units are occupied and which are vacant.

What This Does
Adding a property lets you start tracking it in Tenanz. Once you add a property, you can rent it to a tenant, see it in your dashboard, and manage all the details about it.
Step-by-Step Guide
- Open the Tenanz app and tap on the "Properties" tab at the bottom of the screen
- Tap the "+" (plus) button in the top-left corner
- Enter a name for your property. Use something easy to remember, like "123 Main Street" or "Oak Street House"
- Choose the property type:
- House: For single-unit properties that you rent to a single tenant
- Apartment: For multi-unit properties (like a building) where you rent units separately
- Enter the Maximum Units:
- Enter 1 if you are renting the whole property to a single tenant.
- Enter the total number of units (e.g. 5) if it is a multi-unit property.
- Important: The maximum number of units cannot be changed later, so please set this carefully.
- Tap "Save" or "Add" to create your property
- Your new property will now appear in your properties list
Tip: If you're on the free plan, you can only create properties with 1 unit. To create properties with more units, you'll need to upgrade to a paid plan.

What This Does
Editing a property lets you change its name. This is useful if you made a typo, want to use a different name, or need to update the property information.
Step-by-Step Guide
- Go to the Properties screen
- Find the property you want to edit in your list
- Tap the Manage button on the property card
- Select Edit Property from the menu
- Change the property name to what you want
- Tap "Save" to keep your changes
- The property name will be updated in your list

What This Does
Renting a property connects a tenant to that property and sets up all the lease details like rent amount, when rent is due, and lease dates. Once you rent a property, the app will automatically create rent bills for that tenant.
Step-by-Step Guide
- Go to the Properties screen
- Find the vacant property you want to rent out
- Tap the Manage button (or the Rent Out button) on the property card
- Select Rent Property from the menu if you tapped Manage
- Select which tenant you want to rent the property to (you need to add the tenant first if you haven't already)
- Enter the lease information:
- Monthly Rent: How much rent the tenant pays each month
- Security Deposit: The security deposit amount
- Lease Start Date: When the tenant moves in and the lease begins
- Payment Due Day: What day of the month rent is due (for example, the 5th of each month)
- Payment Method: How the tenant usually pays (Cash, Online, Check, etc.)
- Annual Rent Increase (optional): If you want the rent to automatically increase each year, you can set this up here
- Review everything and tap "Rent" or "Save"
- The property will now show as "Occupied" and the tenant will be connected to it
Important: You can only rent properties that have 1 unit. If you have a property with multiple units, you need to rent each unit separately.

What This Does
Vacating a property removes the tenant from that property and clears all the lease information. The property becomes available to rent to someone else. The tenant stays in your tenant list, so you can rent them a different property later if needed.
Step-by-Step Guide
- Go to the Properties screen
- Find the occupied property where the tenant is moving out
- Tap the Manage button (or the Vacate button) on the property card
- Select Vacate Property from the menu if you tapped Manage
- A confirmation screen will show you which tenant will be removed from the property
- Review the information and tap "Vacate" or "Confirm" to proceed
- The property will be marked as vacant and all lease details (rent amount, lease dates, etc.) will be cleared
- The tenant will still be in your tenant list, but they won't be connected to any property anymore
Note: When you vacate a property, all the lease information is removed. The tenant can be assigned to a new property later, but you'll need to enter all the lease details again. This action can't be automatically undone, so make sure the tenant has actually moved out before vacating.

What This Does
Deleting a property permanently removes it from your Tenanz account. This is useful if you sold the property or no longer own it. All information about the property will be deleted.
Step-by-Step Guide
- Go to the Properties screen
- Find the property you want to delete
- Tap the Manage button on the property card
- Select Delete Property from the menu
- A warning message will appear explaining that this action cannot be undone
- Before you can delete a property, it must:
- Be vacant (no tenant currently renting it)
- Have no units (or all units must be deleted first)
- Have no rent bills associated with it
- If the property meets all requirements, confirm that you want to delete it
- The property will be permanently removed from your portfolio
Warning: Deleting a property is permanent and cannot be undone. All information about the property will be deleted forever. Make sure you really want to delete it before confirming. If you just want to stop tracking it temporarily, consider leaving it in the app but marking it as vacant.

What This Does
Adding a unit lets you create individual rental units within a property. Each unit can be rented separately to different tenants.
Step-by-Step Guide
- Go to the Properties screen
- Find the multi-unit property and tap on the View Units button
- You'll see the list of units
- Tap the "Add Unit" button
- Enter a name for the unit, like "Unit 1A", "Apartment 2B", or "Unit 101"
- Tap "Save" or "Add Unit"
- The unit will be added to your property and you can now rent it to a tenant
Note: You can only add units up to the maximum number you specified when you created the property.

- Select Rent Unit from the menu
- Select which tenant you want to rent the unit to (add the tenant first if needed)
- Enter all the lease information (monthly rent, security deposit, lease start date, payment due day, payment method, etc.)
- Review and tap "Rent" or "Save"
- The unit will be marked as occupied and the tenant will be connected to it
